Mortgage Checklist

Please provide the following items to ensure the most efficient and timely processing of your mortgage loan:

  • Non-expired copy of your driver’s license or state ID card.
  • Paystubs for the most recent 30 day period.
  • All W-2s for the past two years.
  • Full personal tax returns, including all schedules, for the past two years.
  • If you are self-employed, also provide two years of tax returns for all entities you have ownership in.
  • If you plan to use income from child support, social security, or disability income, provide award letter, three months of bank statements showing income deposited, and proof of continuance for at least three years.
  • Complete bank statements, including all pages, for the past two months.
  • If the statements include large deposits not from payroll, please provide explanation.
  • Most recent retirement/401K statements, including all pages.
  • If you are refinancing or paying off other debt with the mortgage, provide the most recent account statement for these debts.

If you are purchasing a home, please also provide the following:

  • Copy of the purchase contract. Must be signed by all parties and include all pages.
  • Front and back copy of cancelled earnest money check.
  • If you have sold or are selling a previous home, provide a copy of the contract or settlement statement for that transaction.
  • If you are receiving gift funds for down payment, provide a completed gift letter and documentation of receipt of funds.
  • If the property you are purchasing is For Sale by Owner, provide a full legal description.
